I would go for what I need. When you say zero lot line, it sounds like you already have the lot. Are you allowed to build a duplex in the area you’re talking about? Where I live there are certain areas, I would guess that are zoned for duplexes, and they are all near the train tracks in a more low income area. But people will go for what they want or need, it’s kind-of too general of a question.
definately depends on the area. my first instinct is to go for the 3 bed, 3 car garage. in my area, the traditional homes go for much more than 2-families, even in the nicest condition.
